A Hidden Moisture Problem in North Hollywood Home

We recently responded to a call in North Hollywood where the homeowner was concerned about possible moisture issues inside their unit. At first, there weren’t any major visible signs no flooding or obvious leaks but something didn’t feel right.
After our initial assessment, we found that moisture levels throughout the unit were higher than normal.

What We Discovered
Using moisture detection tools, we confirmed that the issue wasn’t just on the surface. The moisture had
already spread into building materials, including:

  • Drywall
  • Insulation
  • Baseboards

In total, about 180 square feet of drywall and insulation had been affected.
This is a situation we see more often than people expect. Moisture doesn’t always show itself right away,
it can travel behind walls and quietly build up over time.

Why This Matters
When moisture levels stay elevated, it creates the perfect environment for mold growth and material damage. Even if everything looks fine from the outside, the inside of your walls can tell a different story.
In this case, the readings clearly showed that there was still an active moisture source somewhere in the unit.

What Needs to Happen First
Before jumping into repairs, the most important step is to stabilize the environment.
Here’s what we recommended:

  • Continue investigating to locate the exact source of moisture
  • Install dehumidifiers in all affected areas
  • Monitor moisture levels daily until they return to normal
  • Begin remediation only after the source is fully resolved

Skipping this step can lead to recurring issues, even after repairs are done.

A Simple Upgrade That Makes a Big Difference
One key recommendation we made for this home was upgrading the bathroom ventilation system.

Installing a bathroom exhaust fan with a built-in moisture sensor can make a huge difference. These systems automatically turn on when humidity rises, helping to:

  • Reduce excess moisture
  • Improve air circulation
  • Lower the risk of future mold growth

It’s a small upgrade that can prevent much bigger problems down the line.

Final Thoughts
Moisture issues don’t always start with a major leak. Sometimes, it’s a slow, hidden buildup that goes unnoticed until it spreads.
