Not every mold problem turns into a long, drawn-out project. Recently, we completed a remediation job in West Hills that was contained, controlled, and fully handled in just one day but that doesn’t mean it was simple.
Starting with Containment
The first step wasn’t cleaning, it was control.
Before touching any affected materials, we sealed off the work area using heavy plastic containment.
This included:
- A fully enclosed barrier to isolate the space
- A zipper entry door for controlled access
- Sealed edges to prevent particles from spreading
We also maintained negative air pressure inside the containment. This is important because it keeps airborne contaminants from escaping into the rest of the home.
Controlling the Air and Moisture
Once the area was contained, we set up our equipment to stabilize the environment.
We used:
- A HEPA-filtered air scrubber running continuously
- A commercial dehumidifier to keep moisture levels in check
Keeping humidity below 60% is key during remediation. Without that, mold can continue to grow even while you’re trying to remove it.
The Actual Cleaning Process
This is where most people think the job starts but by this point, everything is already carefully controlled.
Our process included:
- HEPA vacuuming all affected surfaces to capture loose particles
- Physically scrubbing structural materials to remove mold growth
- Applying an antimicrobial treatment to eliminate remaining spores
After allowing the treatment to sit properly, we followed up with another HEPA vacuum to ensure everything was thoroughly cleaned.
Finishing the Job the Right Way
Once the area was clean and dry, we applied a mold-resistant sealer. This helps protect the surface and adds an extra layer of defense against future growth.
We also made sure moisture levels were fully back to normal before moving forward. That step is critical if materials aren’t dry, the problem can come back.
Keeping Everything Safe and Compliant
Throughout the project, our team worked in full protective gear, including respirators, and followed strict safety standards.
We also took steps to:
- Prevent contamination from reaching the HVAC system
- Safely remove and dispose of any unsalvageable materials
- Keep the workspace clean and controlled at all times
Final Checks Before Completion
Before wrapping up, we performed a final HEPA vacuum and a detailed visual inspection to confirm that no dust or visible growth remained.
Only after verifying that moisture levels were within acceptable limits did we remove the containment.
Why This Matters
Even a “small” mold issue needs a structured approach. Skipping steps like containment or proper drying can lead to bigger problems later.
This West Hills project is a good example of how the right process not just speed makes the difference.
